In this article, we analyse their states of origin and preferred destinations in Italy, based on data collected by <strong><a href=\"https:\/\/www.topitalianmortgage.com\/\">FIDEA \u2013 Top Italian Mortgage<\/a><\/strong>, credit intermediary specializing in international clients.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-large-font-size\"><strong>Our Data: Where Are Americans Buying Property in Italy?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">But where are U.S. buyers actually purchasing property in Italy? And which states do they come from? Our data provides a closer look at the Italian destinations attracting the greatest interest from American buyers, as well as the U.S. states where our clients are based.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-medium-font-size\"><strong>U.S. Buyers: A Significant Share of Our International Clients<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The United States represents a significant share of our international clients. Between 2021 and 2025, approximately <strong>30% of all clients<\/strong> who approached <strong>FIDEA \u2013 Top Italian Mortgage<\/strong> to apply for a mortgage to purchase property in Italy were U.S. residents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Looking at the individual years from 2023 to 2025, U.S. residents consistently <strong>represented a large share of foreign clients<\/strong> applying for a mortgage to purchase property in Italy. Their presence reached a peak in 2025, when <strong>nearly one in two clients residing abroad who applied for an Italian mortgage was a U.S. resident<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-medium-font-size\"><strong>Which U.S. States Do Our Buyers Come From?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Our data shows a broad geographic distribution. Between 2021 and 2025, U.S. buyers who obtained a mortgage to purchase property in Italy came from <strong>19 different states<\/strong>. <strong>California<\/strong> accounted for the largest share, with <strong>approximately 20% of our U.S. clients<\/strong>, followed by <strong>New York<\/strong> (18%) and <strong>Florida<\/strong> (14%). Washington and Texas followed, each accounting for approximately 6%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In 2025 alone, however, the geographic composition of our U.S. client base changed somewhat. <strong>Florida<\/strong> became the state of residence most represented among our U.S. clients, accounting for <strong>approximately 33%<\/strong>, followed by <strong>California, Washington, Connecticut, Virginia, Minnesota, New York, and Georgia<\/strong>.<\/p>\n\n\n\n<p class=\"has-medium-font-size wp-block-paragraph\"><strong>Where Do U.S. Residents Buy Property in Italy?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Our data also shows which Italian destinations are most popular among U.S. buyers looking to purchase a home in Italy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Tuscany<\/strong> is by far the most popular destination, accounting for <strong>approximately 29% of the properties purchased by U.S. residents<\/strong> through our mortgage advisory and brokerage services. This figure is consistent with the broader trend observed across Italy, where <strong>Tuscany continues to rank as the most sought-after region among U.S. buyers, <a href=\"https:\/\/www.engelvoelkers.com\/it\/en\/resources\/usa-investors-italy-luxury-real-estate\">particularly in the luxury real estate market<\/a><\/strong>. <strong>Umbria<\/strong> follows at 16%, and <strong>Lazio<\/strong> at 14%, while other popular destinations include Lombardy, Piedmont, and Liguria.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Overall, the data highlights a <strong>preference among U.S. buyers for central Italy<\/strong>, particularly Tuscany and Umbria. Interestingly, this preference is not unique to the U.S. market: the same two regions rank first and second among our international clients as a whole, regardless of their country of residence.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The popularity of Tuscany and Umbria therefore appears to <strong>reflect broader international demand for properties in central Italy<\/strong>, where buyers are drawn to the combination of landscape, cultural heritage, quality of life, and proximity to some of the country\u2019s most renowned cities.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-medium-font-size\"><strong>Making the Italian Dream Possible<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The availability of Italian mortgages allows U.S. citizens to explore the Italian real estate market with greater flexibility<\/strong>. Yet, if these financing options were more widely known, more potential buyers could feel confident in taking the first steps toward purchasing a property in Italy. In fact, despite their interest in purchasing property in Italy, many potential buyers ultimately step back from pursuing their plans and give up on their Italian dream because <strong>they are not aware of the resources and financing options available to international buyers<\/strong>.
