But where are U.S. buyers actually purchasing property in Italy? And which states do they come from? Our data provides a closer look at the Italian destinations attracting the greatest interest from American buyers, as well as the U.S. states where our clients are based.
U.S. Buyers: A Significant Share of Our International Clients
The United States represents a significant share of our international clients. Between 2021 and 2025, approximately 30% of all clients who approached FIDEA – Top Italian Mortgage to apply for a mortgage to purchase property in Italy were U.S. residents.
Looking at the individual years from 2023 to 2025, U.S. residents consistently represented a large share of foreign clients applying for a mortgage to purchase property in Italy. Their presence reached a peak in 2025, when nearly one in two clients residing abroad who applied for an Italian mortgage was a U.S. resident.
Which U.S. States Do Our Buyers Come From?
Our data shows a broad geographic distribution. Between 2021 and 2025, U.S. buyers who obtained a mortgage to purchase property in Italy came from 19 different states. California accounted for the largest share, with approximately 20% of our U.S. clients, followed by New York (18%) and Florida (14%). Washington and Texas followed, each accounting for approximately 6%.
In 2025 alone, however, the geographic composition of our U.S. client base changed somewhat. Florida became the state of residence most represented among our U.S. clients, accounting for approximately 33%, followed by California, Washington, Connecticut, Virginia, Minnesota, New York, and Georgia.
Where Do U.S. Residents Buy Property in Italy?
Our data also shows which Italian destinations are most popular among U.S. buyers looking to purchase a home in Italy.
Tuscany is by far the most popular destination, accounting for approximately 29% of the properties purchased by U.S. residents through our mortgage advisory and brokerage services. This figure is consistent with the broader trend observed across Italy, where Tuscany continues to rank as the most sought-after region among U.S. buyers, particularly in the luxury real estate market. Umbria follows at 16%, and Lazio at 14%, while other popular destinations include Lombardy, Piedmont, and Liguria.
Overall, the data highlights a preference among U.S. buyers for central Italy, particularly Tuscany and Umbria. Interestingly, this preference is not unique to the U.S. market: the same two regions rank first and second among our international clients as a whole, regardless of their country of residence.
The popularity of Tuscany and Umbria therefore appears to reflect broader international demand for properties in central Italy, where buyers are drawn to the combination of landscape, cultural heritage, quality of life, and proximity to some of the country’s most renowned cities.
